Our NAV valuation of the company is based on the current market values for the three listed companies including Silicon Works, LG International, and LG Hausys. For MMA, we have used a 50% of its book value at the end of 2020. We have also assumed net cash of 179 billion won which is 0.088 x net cash of LG Corp (Consolidated at End of 1Q 2021). We have also assumed a 35% holdco discount. </p>
<p>We believe there are many investors who purchased Silicon Works, LG International, and LG Hausys ahead of the actual split date and the NAV (post holdco discount) of LX Holdings could be much less than the initial market cap of LX Holdings once it starts trading. Given that our base case value of LX Holdings is 13,556 won and if the final base price is confirmed at above 20,000 won to 25,000 won, for example, we believe in reducing to positions to lower levels. </p>

<p>With the resumption of trading in <a href="https://www.smartkarma.com/entities/lg-corp" target="_blank" data-smartkarma-citation="entities:6653:1" rel="noopener">LG Corp (003550 KS)</a> shares tomorrow, in tandem with newco LX Holdings, it is time to dust off the NAV, both pre- &amp; post-split.</p>
<p>Below is LG Corp at the time of its suspension on the 28 April. That discount of 55% would remain relatively unchanged if we assume the share price for LG Corp remained static since the suspension. The average discount to NAV was ~65% over the past year.</p>

<p>US-headquartered Whitebox said a little under a month later that the "<em>The spin-off does nothing to address LG’s most pressing issue, which is the unprecedented discount at which the company trades relative to its assets and, accordingly, inferior return to shareholders</em>."</p>
<p>All to no avail. Shareholders approved the split on the 26 March, and the relisting for both LG Corp and LX Holdings takes place tomorrow, the 27 May.</p>

Back on 26 November, LG Corp (003550 KS) announced it would be splitting itself into two: the core electronics, chemicals, and telecoms business would stay in LG Corp, with the remaining non-core holdings transferred to NewCo (LX Holdings), a new holding company, and subsequently spun-off to LG Corp shareholders. The spin-off ratio was set at 0.9115879 (LG Corp): 0.0884121 (LX Holdings).

It was noted at the time that LG Corp would maintain 91.5% of the group's assets - ₩9,779.8bn - as at 3Q20. This raised the question: just how much value can be unlocked via spinning off ~8%?

US-headquartered Whitebox said a little under a month later that the "The spin-off does nothing to address LG’s most pressing issue, which is the unprecedented discount at which the company trades relative to its assets and, accordingly, inferior return to shareholders."
All to no avail. Shareholders approved the split on the 26 March, and the relisting for both LG Corp and LX Holdings takes place tomorrow, the 27 May.

Discount to NAVLG Corp's previous closing price gives a 59.08%discount to the NAV at the last close, translating into a 61.67% discount for LG Corp and a 35.40% premium for LX Holdings.I made some changes in my calculation of NAV. I estimated each holding company's operating operation based on their latest de-consolidated operating profit. It is mostly brand royalty and office rental income. I used operating profit to exclude dividend income.
