As a woman blazing her trail in a man's world, Lynette Leong is totally in her element.
The Chief Executive Officer of CapitaLand Commercial Trust (CCT), the first and largest commercial real estate investment trust (REIT) listed on SGX, believes women possess many advantages that allow them to complement their male colleagues in the board room.
"We have plenty of qualities that can complement and provide a good balance to the male attributes - we need not act masculine or try to compete with men," she said.
Instead, women should always play to their strengths, she noted. A feminine touch, an eye for detail and a flash of intuition could go far in establishing rapport, defusing tension, or even closing a deal.
These traits played a critical role when Leong, then a senior executive with a US real estate investment management firm, tried to complete the purchase of distressed assets from a South Korean chaebol.

PropertyGuru Pte Ltd owns and operates a real estate property information website. The Company offers facilities to search for condominiums, apartments, Housing and Development Board (HDB) flats, serviced apartments, houses, and commercial properties to rent and buy in Singapore.

With the vast majority of housing policy focused on marriage and families, singles often feel left out. At the same time, price levels in the private market have prevented many with single incomes from entering it, or limited options towards the smaller units. In this insight we highlight:<ul><li>More Singaporeans are choosing to remain single, yet housing options are limited for those who are not married. </li><li>The psf prices of smaller condo units have remained largely stable, while sizes have shrunk to keep quantums affordable. </li><li>The recently revised CPF grant for resale flats also benefit singles, but is unlikely to move the needle when it comes to affordability.</li><li>Single parents continue to fall through the gap in housing policy.</li></ul>

§  Ascendas REIT has recently replaced CapitaLand Mall Trust as Singapore's largest capitalised REIT – and has been the second-best performing REIT in the YTD with an 11.9% total return.§  The capitalisation of Singapore’s REIT Sector has almost doubled over the past five years. Singapore’s REIT Sector also maintains a competitive edge with higher average yields and lower average gearing ratios than the combined REIT Sector of Japan, Australia and Hong Kong. §  The NikkoAM - StraitsTrading Asia ex Japan REIT ETF  which is expected to include up to 70% weightage in Singapore REITs is scheduled to list on SGX on 29 March 2017. Ascendas REIT and CapitaLand Mall Trust are expected to maintain relatively large weightings in the ETF.

Ascendas REIT Is Now Singapore's Largest Capitalised REIT

CapitaLand Commercial Trust (CCT or the Trust) was the first commercial (office) REIT listed on Singapore Exchange Securities Trading Limited (SGXST) with a market capitalisation of S$7.7 billion as at 31 December 2019. CCT aims to own and invest in quality, income producing commercial real estate and real estate-related assets, to secure stable earnings and ensure sustainable returns to unitholders of CCT (Unitholders). CCT remains predominantly focused in Singapore and the Manager has guided that CCT will look to invest in key gateway cities in other developed markets over time. CCT’s overseas exposure is currently in Germany and accounts for 8% of its portfolio property value. The total deposited properties of CCT was S$11.8 billion as at 31 December 2019, comprising a portfolio of 10 prime commercial properties in Singapore and Germany, including joint ventures.

Listed on SGX-ST since 11 May 2004, CCT was created through a distribution in specie by Singapore-listed CapitaLand Limited (CapitaLand) to its shareholders.

The Trust is managed by CapitaLand Commercial Trust Management Limited (CCTML, or the Manager), which is a wholly owned subsidiary of CapitaLand, one of Asia’s largest diversified real estate groups.
