Asia HY Monthly - Chinese Variable Interest Entities - Lucror Analytics

Agile’s H1/21 results were robust, with the company maintaining its strong performance from FY 2020. While Agile's gross margin has contracted slightly, it remains relatively healthy compared to that of peers. Management is confident of maintaining the gross margin at 28-30%, thanks to the company’s low land costs for certain projects. Leverage continued to improve, supported by a high reported cash collection rate of c. 80%. Assuming the perpetuals were accounted for as debt, Agile would be in breach of one of the Three Red Lines. That said, this is an improvement from the situation at FYE 2020, in which two lines were breached. The company's minority interests could continue to grow, as Agile has increased its usage of JVs and reduced the attributable ratio for its new land acquisitions.
