Modern Land China has reported good operating results for H1/19, with sound growth in contracted sales, surging revenue and improved margins. The strong revenue was within our expectations, given the contracted sales growth in the previous years. The company continues to have a large base for future revenue realisation. That said, we are concerned over the: [1] quality of contracted sales and revenue disclosure, given inconsistency on the use of construction loans and the land bank; [2] surging financing costs and access to capital; and [3] poor corporate governance.
