Jababeka’s FY 2020 results were acceptable, with the weak marketing sales attributable to the COVID-19 situation. Industrial land demand comes mainly from foreign companies, and has therefore been seriously hit by border closures driven by the pandemic. The financial risk profile remains elevated but stable, with strong FCF generation. We expect the risk profile to stay elevated, owing to the weakness in industrial real estate. That said, the company has a large cash position, minimal short-term debt, a good debt maturity profile (with no major maturities until 2023) and flexible land-acquisition capex. We expect Jababeka's performance to improve in 2021, driven by a recovery in the economy on the back of better control of the pandemic (after vaccine rollouts, for example).
