<p><br/> CIFI’s H1/21 results were healthy and in line with expectations. This was supported by the company’s strong contracted sales growth and robust revenue recognition, which mitigated the slight net debt growth. We believe that CIFI’s gross margin will stabilise at c. 20%, which is low compared to peers. We do not anticipate any material improvement in leverage, given the company's growth ambitions and the need to replenish its limited land bank. In addition, CIFI’s heavy usage of JVs and the low attributable ratio of its land bank reduces transparency.<br/></p>
