CIFI Holdings’ FY 2021 results were acceptable in our view. Positively, the company reported healthy growth in earnings and cash collection, albeit the gross margin continued to contract slightly. Leverage improved, with CIFI now in compliance with all of the Three Red Lines. In addition, management has temporarily assuaged investors' concerns over the risks arising from the company's JVs. Crucially, CIFI appears to have adequate liquidity, assuming management’s statement that it has no undisclosed private debt is accurate. Moreover, the company continues to have good access to onshore financing, which would help it weather the crisis. In particular, we believe that CIFI's access to M&A loans would allow it to cherry-pick quality assets from stressed developers, enabling it to benefit from an eventual industry consolidation.
