Frasers Logistics Trust (FLT) plans to raise US$650m through its IPO, in order to fund the purchase of a portfolio of Australian Industrial properties from its sponsor Frasers Centrepoint Limited.The deal scores a marginal positive score on our framework with the positives driven by strong cornerstone demand and reasonable valuation versus peers.However, the organic growth outlook looks modest as rents seem to be flatlining for the sector while cap rates have compressed over the past three years to levels below those seen in 2007.
