Powerlong’s exposure to commercial properties (both build-to-sell and build-to-hold) has supported its strong margins and increased recurring income, which covered interest expenses. While the self-hold investment properties are capital-intensive and require debt funding, they can be a source of liquidity if needed, given their premium locations. The company has been borrowing extensively to support its expansion, for both the CNY 45.7 bn of investment properties and CNY 90 bn of saleable resources. We foresee that Powerlong’s operations will continue to be robust, given its exposure to the Yangtze River Delta. Both the contracted sales and recurring income are likely to grow. That said, we remain cautious on the company’s aggressive debt-funded expansion. Refinancing risk is high, with a high amount of onshore corporate bonds maturing and becoming puttable in 2019. The risk is mitigated by the company's stable operations and good access to capital.
