Lucror Analytics is a leading credit and ESG research specialist and a provider of technology solutions for differentiated fixed income strategies. Credit

Greentown China has delivered resilient growth in FY 2022. The full-year results were stronger than expected, with the company outperforming most BB rated industry peers, in our view. Full-year revenue climbed 27% y-o-y to CNY 127 bn. Gross profit rose 21% to CNY 22 bn, with a largely stable margin (17.3% vs. 18.1% in FY 2021). Reported net profit grew 16%, with the limited increase due to negative impact from FX and impairment loss as well as rising interest rates on foreign currency borrowings. The company optimised its debt structure in FY 2022, by reducing short-term debt and redeeming all its offshore perpetuals. However, overall leverage remains elevated, with weak coverage ratios. Net Debt/Net Property Assets as at FYE 2022 weakened slightly to 51% (FY 2021: 49%), with Debt/EBITDA improving but staying high at 10x (12x). EBITDA/Interest was low at 2.5x. That said, liquidity remained sound, with cash covering adjusted net debt by 2.5x.
