China Evergrande’s H1/20 results were mixed and warrant concern. The contracted sales and revenue growth were satisfactory but profit fell, with weaker margins. The margin pressure should persist, given the downward trend for contracted ASPs. However, the company has little choice but to continue its price-cutting strategy, in order to bolster sales. The credit profile is highly levered, and Evergrande has tripped all three triggers set by the regulators recently, with Net Debt/Equity at 220% (regulators' threshold: 100%), (Liabilities-Customer Advances)/(Assets-Customer Advances) at 85% (vs. 70%), and Cash/Short-term Debt of less than 1x. This means that the company must deleverage to meet at least one of the requirements by year-end, before it can incur any more debt.

With everything almost done and dusted on the HSCEI 2020 dividend futures, the focus has shifted firmly to the HSCEI dividend futures contract expiring in 2021.The HSCEI 2021 dividend futures contract has dropped from a high of almost 500 index points in May 2018 and 400 index points in January 2020 to just 278 index points now. The change is mostly driven by Hang Seng Indexes' decision to include WVR securities and Secondary Listings in the <a href="https://www.smartkarma.com/entities/hang-seng-china-enterprises-index" target="_blank" data-smartkarma-citation="entities:22900:1" rel="noopener">Hang Seng China Enterprises Index (HSCEI INDEX)</a>, and with COVID-19 contributing to a sharp drop in company earnings.The HSCEI 2021 dividend futures are trading near our fair value at the moment.
