Times China has a simple build-to-sellآ business model, withآ extensive debt-funded expansion. Sales growth and liquidity have beenآ sound. The pace of land acquisitions was moderate in 2019, with a continued focus on the Greater Bay Area. The company has increasingly been using JV structures in property development. Positively, the JV investments finally paid off in 2019. The impact from the COVID-19 outbreak on Times China could be limited in H1/20, mainly driven byآ disruptions toآ construction works in Q1. While the contracted sales growth could be slower, the upward trend should continue on account of the companyâ€™s focus on the Greater Bay Area. Times China's business risk is manageable, due to the limited exposure to Wuhan and the sufficient saleable resources. Liquidity risk is low. The companyâ€™s short-term maturities, including the domestic bonds becoming puttable in 2020, should be adequately covered by cash.
