Times China has a simple build-to-sell business model and sizeable exposure to urban redevelopment projects. In H1/21, the company's revenue weakened on account of a decline in property delivered. That said, profitability improved on the back of higher revenue contributions from primary development works in urban redevelopment projects. Contracted sales growth has been promising. Times China's land banking pace has been reasonable since last year. The debt level has fallen, in line with the regulatory direction in the property sector. The company's significant exposure to urban redevelopment could become a strong base for Times China's saleable resources at a low cost, if it is added to the land bank following primary development works. However, it seems that no urban redevelopment project was added to the company's land bank in H1/21. Times China's debt profile has been extended, in order to better match the long development cycle of urban redevelopment projects.

The property sector in China has been in the spotlight over the last few years. Regulators have made various attempts to temper price growth but the silver bullet has been elusive so far.The powers that be realise that the lack of affordable housing is one of the reasons for China's birth rate dropping and there is now a renewed effort to ensure that property prices do not continue to run up. As part of the measures that started with the 'Three Red Lines' almost a year ago, Bloomberg reports that China has halted PE funds from raising money to invest in residential property developments.We take a look at some of the regulatory changes that have been implemented over the last year and see how the companies in the sector are faring. We then look for stocks with similar characteristics but different stock returns over the last year to find trade opportunities.
