Asia HY Monthly - Chinese Property Update - Lucror Analytics

In August, geopolitical risks increased. The escalation in the trade war and events in Argentina and Turkey were on emerging-market investors’ minds, leading to heightened risk aversion. On September 1st, the US placed tariffs on an additional USD 100 bn worth of Chinese goods, after which Beijing retaliated with imposts on USD 75 bn of US goods. In summary, the US now has tariffs on roughly USD 550 bn in Chinese imports, while China has duties on about USD 110 bn of its USD 120 bn in imports from the US.
In late August, President Donald Trump threatened to force American companies to exit China pursuant to the International Emergency Economic Powers Act (IEEPA), which he can trigger by declaring a national emergency. The effect would be to freeze Chinese assets in the US and to exclude Chinese institutions from the US financial system.

Asia HY Trade Recommendations - August 2019 - Lucror Analytics

Greenland HK’s H1/19 results were strong, with solid y-o-y growth in contracted sales (+67%), revenue (+9%) and gross profit (+65%). We expect gross margins to continue improving, given the strong ASP in the year to date. The financial profile strengthened, as debt declined 4% while cash balances surged 74%.  Although Greenland HK has a small scale compared to peers, we continue to like its good operating track record. Its projects are concentrated in the prosperous Yangtze River Delta and Pearl River Delta regions, which we believe will continue to enjoy strong housing demand. The company also benefits from its indirect SOE status and affiliation with the Greenland Group.  We revise our Credit Bias to "Positive" from "Stable".
